This standard document is for use where a landlord and a tenant agree to vary the terms of their lease. It provides a framework that can be used by the parties to document the particular changes that they have agreed.
This document should NOT be used where the variation will result in the term of the lease being extended or additional property being added to the demise (or being substituted for existing property). In these circumstances, the variation will amount to a surrender and regrant by operation of law, see Practice note, Deemed surrender and regrant of a lease.
