Nonrecourse Debt

A type of debt that is secured by collateral (often real property) but for which the borrower is not personally liable. If the borrower defaults, the lender's recovery is limited to the collateral.
Recourse debt is debt for which the borrower is personally liable. If the borrower defaults and the value of the collateral is insufficient to pay the debt, the lender can hold the borrower liable for the unpaid balance.
