Judgment Lien

A lien placed on a debtor's property by a court judgment to secure the payment of a debt by a judgment debtor.
Loan agreements usually include provisions creating an event of default if a final judgment is entered against the borrower and the borrower has not made arrangements (whether through insurance or reserved funds on the borrower's financial statements) to pay the judgment. Lenders include this as an event of default because a creditor who receives a judgment against the borrower can request a judgment lien on the borrower's assets as security against the borrower's obligation to pay the amount of the judgment.
