A pop-up lease of a retail unit in a shopping centre, intended for use for short-term lettings of six months or less.
The rent is inclusive of service charge and insurance rent but exclusive of business rates and utilities.
The lease contains a rolling mutual break clause. The condensed drafting of the lease is contingent on the inclusion of this break. Some provisions that are common in a standard commercial lease have been omitted on the basis that the landlord can quickly terminate the lease at any time on notice.
Alienation is prohibited and there is no rent review. The lease contains optional provisions for a tenant's guarantor and a rent deposit clause.
