Land registration is almost always the terminal part of the real estate transaction. Closing is frequently synonymous with registration, even in jurisdictions with title insurance (and the corresponding “gap coverage” endorsements). Land registration processes are unique to the province in which the land is situated. While there are conceptual similarities between the land registration procedures in different provinces, the land registration procedures within jurisdictions are markedly different from one another. Most Canadian jurisdictions now use electronic land registration systems, all based on unique technological platforms (with the exception of Saskatchewan and Yukon, both of which use similar technological platforms). This article discusses the land registration processes of Ontario. Land registration in Ontario is governed almost exclusively by the Land Registration Reform Act, R.S.O. 1990, c. L.4.
