A fixed-term tenancy for a residential property. In England, this standard document may be used when an assured or assured shorthold tenancy is inappropriate; for example, a letting to a company, a tenancy where the annual rent is more than £100,000 or where the landlord is a resident landlord.

In Wales, this standard document may be appropriate for use where a tenancy is not an occupation contract under section 7 of the Renting Homes (Wales) Act 2016.
