A full repairing and insuring (FRI) lease of a high street shop unit. Rent review is to open market rent. It is assumed that the landlord retains the structural parts and that upper storeys will be separately let. It is also assumed that there are no external areas (such as a service area). The tenant contributes to the costs of repair of the structural parts. It is assumed that the lease, when granted, will be a headlease. This standard document is not intended for use for a unit in a shopping centre. The prescribed clauses can be deleted if not required.
