A lease of the whole of an industrial unit or warehouse building on an estate for a term of one year or less with no rent review. Alienation is not permitted.
The rent is inclusive of the landlord's costs of providing services and a proportion of the landlord's costs of insuring the property to be let and the common parts of the estate. The rent is not inclusive of non-domestic business rates and utilities.
The lease is a lease of whole. If the tenant is obliged to repair the demise, that obligation can be qualified by reference to a schedule of condition. It is not a full repairing and insuring (FRI) lease.
The lease will be contracted out of the security of tenure provisions of the Landlord and Tenant Act 1954.
The lease does not contain prescribed clauses or provide for a tenant's guarantor.
The lease can be used as a headlease or as an underlease where the landlord has a leasehold interest in the whole estate.
