An agreement for lease for use where the landlord is carrying out works to an existing property before grant of the lease and the tenant is allowed early access to the property to carry out tenant's fitting out works in the period between completion of the landlord's works and completion of the lease. This agreement is drafted from the landlord's point of view but seeks to achieve a fair balance between the parties.
