Competitive Set

In the context of the hotel and lodging industry, a group of competing hotels based on:
  • Geographical area.
  • Market segment.
  • Customer base.
  • Level of services.
The competitive set for a hotel is used to benchmark the subject hotel���s performance. Performance is judged by comparing RevPAR, average daily rate, and occupancy rate, among other statistics, of the subject hotel against its competitive set.
The competitive set for a particular hotel may be defined by the brand, the hotel owner, or both, and guidelines for the selection process are typically included in the hotel management agreement or franchise agreement. When making selections for a competitive set, hotel owners and brands generally consider:
  • Location.
  • Type of property.
  • Number of rooms.
  • Brand affiliations (if any).
  • Amenities.
  • Available conference or meeting spaces.
The guidelines for selection of a hotel’s competitive set should provide for continuous review and update as market changes can be frequent.
