This standard document is an example of a generic notice under section 146 of the Law of Property Act 1925 (section 146 notice). The notice is given by the landlord to the tenant and requires the tenant to remedy a breach of covenant of the lease.

The landlord must serve a section 146 notice on the tenant before it forfeits the lease for a breach of a covenant, unless the breach is non-payment of rent.

This standard document must be read in conjunction with the integrated drafting notes, which set out the formal requirements of a valid section 146 notice. The document will also have to be adapted to suit the actual facts and circumstances.

The notice should be served in duplicate and the tenant asked to sign and return the duplicate as acknowledgment of receipt. The word version of this document includes a duplicate with this provision and so no Firmstyle is available.
